Homeowner Reminders

OAK SHADOWS IS OUR PRIVATE PROPERTY.
We own our 4-1/2 acres, including the streets of Oak Shadows Circle, Rustling Leaves Lane and Shady Knoll Lane (Carolyn & Wayside Drives are city-owned).

- Trespassers & solicitors are not allowed. If you see anyone who obviously does not belong on our property (loiterers, strange dog-walkers, salespeople, rogue roofers/contractors, flyer-distributors, etc.), please contact the Bedford Police then our Property Manager (Maggie).

TRASH - Trash may be placed at the curb anytime after 6 PM on Sunday and Wednesday evenings. Recycle bins may be placed at the curb on Wednesday evenings. Recycle bins must be hidden at all other times.

PARKING:
- all parking at curbs and in guest spaces is ‘first come, first served’.
- Vehicles may be parked for a period of 24 hours. After 24 hours they must be moved off the property for a minimum of five hours. Vehicles without current registration stickers are not allowed on Oak Shadows property.
Fining and/or Towing are enforced.

FINES MAY BE CHARGED IF:

- your HOA dues are late (received after the 10th
of each month).

If a homeowner’s account becomes deficient for more than any of three months dues (not necessarily consecutive), the HOA may take legal action to place a lien on the unit, to protect the other homeowners against this deficiency. The homeowner will also then be responsible for the minimum of $400+ in legal fees, to file the lien.

- patio’s & yards are overgrown or
unsightly;

- trash or debris from patio’s & yards is placed in
the common area;

- trash & recycle bins are visible or in the
common area (other than pick up days);

- large furniture, appliances, trash items that our
trash/recycle service cannot pick up, are
visible at the curb or in the common area or
offered ‘Free’;

- dog poop is not picked up;

- dogs are not leashed while in the common area;

- parking rules are abused;

- any exterior addition is added or installed on or
to your unit without Architechtural
Committee & Board approval.

- interior window coverings and screens are
unsightly, broken, torn, inappropriate.
